Building Inspection Services
The purpose of a Property Condition Assessment (PCA) is to determine the current condition of the building envelope, systems, paved areas, utilities, and site improvements and to establish a preliminary capital reserve for the future. It is intended to be used in support of real estate transactions where the client is either acquiring the building or wishes to know the current condition and future capital requirements for purposes of underwriting or securitizing mortgage loans.

    Energy Engineering
    The President of Haglid Engineering, Klas Haglid currently is an active voting member of ASHRAE National Technical Committee 1.8 - Owning and Operating Costs of Commercial Buildings.

    Also having worked for the TRANE company as a performance contracting energy engineer for many years has provided a strong background for energy engineering a wide variety of commercial energy saving projects. As a partial sample included are the following sample projects:

     
  • Pacific Center of High Technology Research, Kona, Hawaii: Provided design, performance analysis, and project management for plan wide sensors, control panels and controls for the The Open Cycle Thermal Energy Conversion Process. This was the first large scale plant in the world to successfully produce a net positive electric generation from warm and cold sea water.
  •  
  • Enterprise Group Development Corporation, Wayne, Pennsylvania: HVAC load analysis and feasibility study for winter time cooling, using plate and frame heat exchanger instead of a chiller and replacement of existing chiller for better summertime performance. Provided energy savings and 10 year financial impact proforma on this system.
  •  
  • Mauna Kea Beach Hotel, Kahala Coast, Hawaii: Provided current operating design loads and evaluated different design feasibility. Provided energy savings and 10 year finance impact proforma on this system.
  •  
  • Mercer County Community College, Trenton, New Jersey: Provided Building Load Analysis for HVAC systems and feasibility study for the conversion of eight separate chilled water systems to one central chilled water system with possible ice storage for electric load leveling and greater diversity.

    Expert Witness
    Haglid Engineering, Incorporated provides complete forensic engineering inspection, investigation, reporting and courtroom testimony services for mechanical products and building related issues. The following are a partial list of previous engagements:

     
  • Fanelli v. Congo: Qualified as a defense expert and testified in an arbitration and superior court hearing involving the failure of a manufactured product.
  •  
  • Ihilani Hotel, Oahu, Hawaii: Solved dispute between Contractor, original Mechanical Engineer and the Owner. The specified chilled water control valve was not rated for the necessary design conditions, after this was replaced the Hotel functioned very well.
  •  
  • Fannin v. RWC v. Meadowglenn, Inc: Provided an engineer's opinion for the defense on the structural failure of a foundation wall and interpreted building codes.
  •  
  • Geiges v. Jacobson: Provided written report of probable cause of accident involving personal injury and the use of a snow blower.
  •  
  • Boggs v. Eagle Steel: Provided written report of probable cause of accident involving personal injury and the use of a punch press machine.
  •  
  • Evinski v. Sears: Provided written report of probable cause of accident involving personal injury and the use of a snow blower.
  •  
  • McHugh v. Novick: Provided written report of probable cause of equipment failure involving commercial refrigeration equipment.

  • Tokai University, Honolulu, Hawaii: Researched fire sprinkler design and provided an opinion on a materials and corrosion problem that solved an unusually high degree of material failure in this fire sprinkler system.

    HVAC Design
    Haglid Engineering, Incorporated provides complete HVAC, Mechanical and Structural services for all commercial and industrial properties. A sample of properties include the following projects:
     
  • Ritz Condos, Atlantic City, New Jersey: Designed central chiller installation and cooling tower system, heat pump cooling tower for annex and auxiliary high efficiency pool heating system for energy savings and comfort.

  • Ihilani Hotel, Oahu Hawaii: Solved dispute between Contractor, original Mechanical Engineer and the Owner.
